We also encourage your presence during the inspection. By being present at the inspection our professional inspector can familiarize you with the home and explain things as you move through the house.

Dave,

I wanted to express my gratitude for helping me out of a horrible inspection mess. My listing was inspected by another company that reported the air-conditioning unit needed to be replaced because it was not the proper tonnage for the amount of square feet in the house. . . You took time out of your day to test the air handlers properly, and after allowing the unit to cool for 20 minutes, found that for the ambient temperature outside they were working within the range allowed. You also informed me there are many factors to determine if an AC unit is the adequate tonnage or not; it does not just go by square footage. This unit has been working fine since installation in 1996.

 

You also gave me the verbiage to ask the inspector to provide in writing to prove his determination. This information saved my seller from replacing the AC unit unnecessarily and saved the contract from being cancelled.

 

Thank you for your expertise, honesty, and willingness to help me out of this mess. Because of you, this escrow is to close next week on April 19th (2006). You exemplify what a home inspector should be!
